Pressure cleaning in Eastern Suburbs

Pressure cleaning in the Eastern Suburbs is mostly apartment building work, because most homes in all three council areas are flats or units. We clean strata common property, entries, paths and car parks, and wash houses, terraces and semis. Stormwater here runs to the beaches and the harbour, so the wash water is contained.

What is different about work in Eastern Suburbs

Most homes are apartments

At the 2021 Census, flats and apartments were 64.1 per cent of occupied dwellings in Waverley, 55.6 per cent in Woollahra and 55.5 per cent in Randwick. Across New South Wales the figure was 21.7 per cent.

Semi detached, terrace and townhouses were 21.0 per cent in Woollahra, 18.1 per cent in Waverley and 16.7 per cent in Randwick, all above the state's 11.7. Separate houses were 26.8 per cent in Randwick, 22.3 in Woollahra and 16.0 in Waverley.

So most work here is booked by a strata committee or a building manager, and the rest is terraces and semis as often as houses.

The drains empty onto the beaches

Randwick City Council says every street has stormwater drains that empty into its beaches, ponds and river systems. It counts 235 kilometres of stormwater pipes and 35 gross pollutant traps in coastal locations removing about 300 tonnes of pollution a year. In 2013 stormwater was diverted away from Malabar Beach.

Waverley Council says stormwater is for rainwater only, and that chemicals and sediment in drains pollute the coast or the Centennial Park ponds. Woollahra Municipal Council says stormwater moves through drains, pipes, creeks and channels and finally into the harbour.

In the east, the receiving water for a careless wash is a swimming beach. Containment on the job is the whole answer.

Salt air and the parts rain does not reach

Colorbond says its roofing needs minimal maintenance because rain keeps it clean, but that sheltered areas rain does not reach, such as gutter undersides, under eave cladding and garage doors, should be hosed about twice a year and more often near the sea.

Close to the coast that is most houses. The manufacturer asks for the sheltered parts to be washed more often near the sea, and a gentle wash of them is ordinary maintenance rather than a deep clean.

The councils, and the page we read for each

The state rule is the same under all of them: wash water must not enter the stormwater system. Each council words its own guidance, and we read the one for the address before the job.

With most homes in apartment buildings, the commercial minimum and the free site induction come first. The house wash and gutter clean cover the houses, terraces and semis.

Asked about Eastern Suburbs

Do you clean apartment building common areas?

Yes. Entries, paths, podiums, bin rooms and car parks are quoted per site against a published minimum attendance. The induction is free and the certificate of currency comes with the quote.

Where does stormwater go in the Eastern Suburbs?

Randwick City Council says its street drains empty into beaches, ponds and river systems. Waverley names the coast and the Centennial Park ponds, and Woollahra names the harbour.

How often should a house near the beach be washed?

Colorbond's own advice is to hose sheltered areas about twice a year and more often near the sea. A full wash is for growth or heavy grime, and we do not put a timetable on it.

Is the east priced higher?

No. The rate card is the same across Sydney.
