Costs
What house washing costs in Sydney
A standard single storey Sydney home of three to four bedrooms is published at $350 to $650, and a double storey at $550 to $1,200. Those are Sydney operator cost guide figures as at 3 September 2026, and the storey count moves the price more than anything else.
Ours are fixed: $549 for a single storey and $899 for a double, soft washed, walls, eaves and downpipes, including GST.
What Sydney sources publish
House washing is one of the better documented lines in the Sydney market: eight independent sources, six of them Sydney, and every one that splits by storey agrees on the shape. One Sydney operator publishes a price page starting from $350.

None of these sources states whether GST is included. Every figure we publish includes it.
Why nobody quotes you per square metre
Ask for a house wash rate per square metre and you will not get one. No Sydney operator or Sydney cost guide in our research publishes it.
The one Australian business that publishes a real unit rate card for house washing, a Brisbane operator, prices by the linear metre of the outside walls, then adjusts for the number of storeys and what the walls are made of. Brick is cheapest, render next, timber dearest. That is the honest unit, because the work is walking the perimeter with the gear, not covering an area.
We do the same thing in a simpler way. A single storey house of ordinary size is one price and a double storey is another. If a house is well outside ordinary, the written price says so before you agree.
Two houses worked through
- Single storey brick and render, three bedroomsPublished band $350 to $650. Ours $549, which sits inside that band, toward the top.
- Double storey, same house plus guttersPublished house wash band $550 to $1,200, and an aggregator that states GST is included puts a double storey gutter clean at $205 to $520. Ours is $1,149 for both on one visit.
We price toward the top of the Sydney band on purpose. What it buys is a soft wash rather than a blast, wash water kept out of the drain, and an asbestos check before anything starts.

What people ask about house washing prices
How much does house washing cost in Sydney?
A Sydney operator cost guide puts a standard single storey home of three to four bedrooms at $350 to $650 and a double storey home at $550 to $1,200. Ours is $549 single storey and $899 double storey, including GST.
Is house washing priced per square metre?
No Sydney operator or Sydney cost guide in our research publishes a square metre rate for house washing. The trade prices per house, by storey and size. The only Australian unit rate card for house washing we found prices by the linear metre of the house's outside walls, not by wall area.
How much more is a double storey?
Every Sydney source that splits them puts a double storey at roughly 1.6 to 2.0 times a single storey. Ours is 1.6 times.
What makes one house dearer than another the same size?
How heavy the growth is, what the walls are made of, how many windows and doors need masking, and how far the trailer can get. Heavy build up confirmed from photographs is plus $80 to $150 on our card, and you see it before you agree.
Is it cheaper to do the gutters at the same time?
Yes. House wash and gutters together on a single storey is $699, which is $99 less than buying the two separately, because it is one setup and one pack down.
Do I need permission to wash my house?
No. Sydney Water's Water Wise Guidelines permit washing walls, windows, gutters and roofing at any time with a trigger nozzle hose or high pressure cleaning equipment. The condition applies to driveways and paving, not to buildings.
