Pressure cleaning on the Northern Beaches is coastal work: houses and units close to the sea, under the wettest weather of any station on this site, with hundreds of stormwater outlets running straight to the beaches and lagoons. We do house washes, roofs, decks and gutters, and the wash water is contained.
Northern Beaches Council says stormwater is the biggest source of water pollution, and that it manages around 400 stormwater outlets discharging directly to its coasts and estuaries. Chemicals, oil, sediment, leaf litter and rubbish wash from roofs, gardens and roads straight to waterways.
Council says hosing chemical spills into drains is prohibited, that car washing with detergent in the street counts as pollution, and that fines apply for pollution incidents. Its most common enquiries are about sediment and erosion control on construction sites.
On the Beaches, a careless wash reaches a beach or a lagoon within one rain. Containment is not optional here, and it is not optional anywhere else either.
The wettest station on this site
The Bureau of Meteorology station at Terrey Hills records a mean annual rainfall of 1220.3 millimetres over its short record, the highest of any station we cite and well over Penrith Lakes at 756.3. July nights there average a minimum of 7.9 degrees.
More rain and milder nights on the shaded side of a house and deck mean mould and algae get more time to grow, which is why timber decks and south walls are the common calls here.
Salt and the sheltered parts
Colorbond says sheltered areas of its roofing that rain does not reach should be hosed about twice a year, and more often near the sea.
At the 2021 Census, 57.3 per cent of homes on the Northern Beaches were separate houses and 33.4 per cent flats or apartments. A lot of both sit close enough to the water for salt film to be part of the job.
The councils, and the page we read for each
The state rule is the same under all of them: wash water must not enter the stormwater system. Each council words its own guidance, and we read the one for the address before the job.
These are parts of Northern Beaches, not a list of jobs. None has a page of its own yet, because a page that swaps one place name for another is worth nothing to you.

The lines that suit Northern Beaches
Damp weather and timber mean decks and shaded walls carry a lot of the work here, so the house wash in either storey count, the metal roof soft wash and the timber deck clean lead.
One rate card for all of Sydney, every figure including GST. The minimum for an attended job is $249, and the truck runs from Penrith.
