Pressure cleaning in Marsden Park and Box Hill

Pressure cleaning in Marsden Park and Box Hill is house work: almost every home in both suburbs is a detached house, most of them new, in a growth area that is still being built. We wash render dusted by the building next door, clear gutters, and clean new driveways and paving, with the wash water kept out of the creeks.

The detail below comes from the Census, the NSW Department of Planning and both councils, linked at the end.

What is different about a Marsden Park and Box Hill job

Two suburbs that are almost nothing but houses

At the 2021 Census, 97.4 per cent of the 4,175 occupied private dwellings in Marsden Park were separate houses. In Box Hill it was 98.8 per cent of 1,948. Flats and apartments were 0.2 per cent in each. Across New South Wales, separate houses were 65.6 per cent.

That makes a job here very predictable: a detached house, its walls and eaves, its gutters, its driveway and the paving out the back.

New estates, still being built

Both suburbs are part of the North West Growth Area. The NSW Department of Planning says Marsden Park will have up to 10,300 new homes and Box Hill and Box Hill Industrial up to 9,600. Its growth area page lists both precincts as rezoned, and Marsden Park North as planning underway.

Building around a finished house shows up on it. Dust from the next lot settles on fresh render and in the gutters, and the new driveway collects whatever the trucks track in. On a house that is only a few years old the first wash is usually that, rather than years of growth.

Two councils, one answer on the water

Marsden Park is in Blacktown City and Box Hill is in The Hills Shire, so a street on either side of the line answers to a different council. Blacktown City Council says stormwater is not treated and its pipes carry it straight into local wetlands and creeks. Its catchment map names Marsden Creek, First Ponds Creek, Second Ponds Creek and Caddies Creek among the city's waterways.

The Hills Shire Council is the most direct of any council we read. Its water quality page tells residents to reuse or contain water from pressure cleaning, to minimise water blasting, prevent spray drift and collect solids, and to let concrete slurry dry and sweep it up. It also says water pollution is prohibited under section 120 of the Protection of the Environment Operations Act, and that penalty notices may be issued.

Our method meets the stricter wording on both sides of the boundary. The wash water is contained and taken away.

The asbestos question, asked anyway

Asbestos NSW estimates that one home in three built or renovated in New South Wales between 1945 and 1990 contains asbestos. A house in a recently rezoned estate sits well outside that window.

An older house, shed or fence on a remaining rural block does not, and it gets the same look as anywhere else. If a sheet might be fibro we stop and say so.

The lines that suit Marsden Park and Box Hill

With almost every home a detached house, the house wash in either storey count, the gutters, and the two together on one visit cover most of what gets asked for here.

The same rate card applies here as everywhere else in Sydney. Every figure includes GST and is the figure on the invoice. The minimum for an attended job is $249.

The council guidance we read before a Marsden Park and Box Hill job

The council for Marsden Park and Box Hill is Blacktown City Council for Marsden Park, and The Hills Shire Council for Box Hill. The state rule underneath every council is the same: wash water must not enter the stormwater system. The council page is where the local detail lives, and it is the one we check for the address.

Asked about Marsden Park and Box Hill

My house is only a couple of years old. Does it need washing?

Often it is not growth but dust, from the building still going on around it. A soft wash takes it off render and paint without harming a new finish, and the gutters usually need clearing at the same time.

Which council's rules apply to my street?

Marsden Park is in Blacktown City and Box Hill is in The Hills Shire. The Hills Shire Council tells residents to reuse or contain pressure cleaning water. We contain it on both sides of the line.

Can you clean the builder's mess off a new driveway?

Dirt and tracked mud, yes. Concrete slurry and mortar that has set is a different job, quoted after a look, and The Hills Shire Council asks that slurry be left to dry and swept up rather than washed into the drain.

Do you charge extra out here?

There is one rate card for all of Sydney, and its travel line is published on the prices page. It is written on your quote before you agree if it applies.

Where the local detail came from

Every local figure and rule on this page is somebody else's published work, and here it is. Each link was opened and returned a page on the date shown. If one of them changes, this page is wrong and we would rather you could check.
